get back.

Make sense of your refund, fees and
payment timing — one step at a time.

It’s OK if you don’t have every answer.

Helpful to have: your agreement and any exit statement.

How the estimate works

Entry payment + your share of capital change − exit fee − unpaid deductions + agreed credits.

Annual fees use the lower of rate × chargeable years and the cap, applied to your chosen entry or resale basis. Parts of years are proportional. Daily, stepped or other fee schedules need a fee amount supplied by the operator.

Capital change is resale price minus original entry payment, before expenses. Net-of-expenses sharing and other repayment structures are not calculated. A known exit fee does not resolve a different capital-sharing structure.

Money components round to cents before addition. Only confirmed or explicitly estimated inputs are calculated. Unknown material figures produce a questions worksheet instead of a total.

Already-paid living expenses, tax, benefits, inflation, mortgage debt, opportunity cost and aged-care costs are excluded. Payment timing uses your supplied dates and instalments, not statutory deadlines. A shortfall is not a finding that you owe a debt.

About Village Clarity

A tool to help residents and families understand an exit statement, identify missing assumptions and prepare questions for an operator or independent adviser.

Prototype for evaluation. No independent professional validation or operator endorsement is claimed. Country selection does not establish legal entitlement.

Your privacy

No account, tracking or server storage. Contract files and photos are read on your device; they are not sent to a server. The original files and extracted text are discarded when you close the reader. Only figures and source excerpts you choose to use enter the worksheet. Device saving is optional and uses this browser’s local storage. A saved draft remains until you delete it or clear browser data. Anyone using this browser profile may access it. Downloaded drafts contain your figures and references; keep them somewhere suitable.

Saving is manual. Changes after saving are not saved automatically. If browser storage is unavailable, download a draft instead. Opening a draft reads it locally.

Share result lets you review a summary before choosing an app or copying it into a message. The shared text includes your worksheet name and figures, but excludes contract files and source excerpts. Your chosen messaging app handles delivery.

Maintenance & corrections

A public support address and qualified reviewer have not yet been appointed. During local evaluation, share the downloaded correction note with the person who provided this tool. The note excludes your financial figures.

Sources & supported scope

Source review dates describe when links and guidance were checked. They do not certify your contract or mean a rule began on that date.

Supported arithmetic: entry repayment with no capital sharing, or a share of gross resale change; a constant annual capped fee, or an operator-supplied exit fee. Other structures need an operator calculation.
